The Marwalmersley project presented an exciting opportunity to modernise an outdated 3-bed terraced house into a vibrant eight-unit HMO, while aligning with the client’s bold vision. We managed the entire design process, from the initial concept through detailed space planning and design development.
The client wanted to create a bold, artsy, hotel-inspired look with a vibrant color scheme, aiming to provide tenants with a hotel-like experience from start to finish. Our approach included thoughtfully selecting furniture, curating artwork, and incorporating soft furnishings to create a cohesive, stylish space. The outcome was a well-designed and fully furnished property that not only revitalised the property but also set a new standard for HMOs in the area.
By repositioning the asset with a distinctive hospitality-led aesthetic and highly functional layouts, the property now achieves average rents of £750 pcm per room. With a total investment of £420,000 (£200,000 purchase and £220,000 development including consultants) and a revaluation of £600,000, the scheme delivered substantial capital uplift and an infinite return on investment.
The project has also been shortlisted as a finalist for several design and property industry awards, reinforcing its success as both a design-led and commercially high-performing HMO.
