The Marmassets project involved the transformation of a seven-bedroom detached house in Horley into a high-performing 12-bed co-living HMO, comprising all ensuite rooms, multiple studio rooms, and two separate self-contained studio flats. Our team worked on this development from space planning through to concept design and full interior specification, ensuring every element was optimised for both tenant appeal and financial performance.
By focusing on premium, well-proportioned rooms, integrated storage, and durable yet contemporary finishes, the scheme achieved average rents of £1,000 pcm against a local benchmark of £885 pcm. With a total investment of £1.6m and a revaluation of £2.2m, the outcome demonstrates how design drives both rental uplift and significant capital growth.
