The Marbayham project involved the redevelopment of a derelict site in Camden, London, acquired by our client and transformed into six self-contained flats: two two-bedroom units and four one-bedroom units.
Our scope focused on full design development and technical detailing, including space planning and bespoke kitchen and joinery design across all apartments. No furniture or styling was incorporated, as the objective was to deliver high-quality, specification-led units ready for sale.
Each layout was carefully configured to maximise efficiency, natural flow, and integrated storage, while the bespoke kitchens and custom joinery elevated the finish standard and strengthened the scheme’s positioning within the competitive Camden market. The design approach balanced durability, functionality, and contemporary appeal to support strong end values.
With a purchase price of £2,250,000 and development costs of £750,000, the project achieved a final sale price of £4,000,000, delivering a £1,000,000 profit.
The outcome showcases how considered architectural planning and tailored joinery specification can generate substantial value and drive significant capital growth from a challenging, underutilised site.
