Maragstone

6-bed HO Conversion, in Slough.

The Maragstoneproject involved the conversion and extension of a 117 sqm terraced house into a high-spec six-bedroom HMO, increasing the total floor area to 139 sqm to optimise layout efficiency and rental performance. We managed the scheme from concept design and detailed space planning through to finishes specification, furniture selection, and full staging, ensuring a cohesive, premium end product tailored to the local tenant demographic.

Each room was carefully configured to maximise usable space, incorporating integrated storage, contemporary finishes, and a consistent interior palette to elevate the overall feel of the property. Shared areas were designed to balance durability with style, supporting both long-term performance and strong tenant appeal.

Our client acquired this property via probate for £365,000, with £16,700 in associated costs, and approximately £214,000 in build and professional fees, the core project cost totalled £600,000. Including the development bridge facility, total exposure reached £638,000. The property has since been commercially valued at approximately £725,000. At a 75% loan-to-value refinance, only around £90,000 remains in the deal.

With rooms achieving an average of £900 pcm, generating approximately £65,000 per annum, the scheme delivers a gross yield of circa 10.1%, demonstrating how strategic space planning, quality-led design, and disciplined financial structuring can create both capital growth and strong recurring income.
